What Is the Tennessee Rental Application?

A Tennessee Rental Application is a form available for free to rental owners who are seeking new tenants for their property. A Rental Application Form is meant to show that a potential applicant will be a responsible renter and submit their rental payment on time and use the property in a reasonable manner. A landlord should make sure they request a separate Tennessee Rental Application from each adult applicant.

To complete a Tennessee Rental Application, you will want to request the following information from an applicant:

  • Name;
  • Birthdate;
  • Social Security Number;
  • Contact Information (phone and email);
  • Current and Past Place of Work;
  • Current and Past Residency.

You can also include a section asking the potential tenant to list any vehicles or pets that will be kept at the property. At the end of your application form, you will also want to include a final signature section that also states that the applicant has listed the correct information to the best of their knowledge and that they consent to a background check. Lastly, you are also allowed to request fees for the security deposit and an application to compensate for the costs of completing background searches of applicants.

Tennessee Rental Application Laws

Tennessee has no state law requiring a security deposit, however, a landlord is allowed to request any amount desired, although the state recommends not to exceed the amount of one month of rent. There is also wording that the landlord will need to include in the rental agreement if the landlord requires a security deposit. The landlord must also follow strict laws about how the security deposit funds will be kept in a financial institution, but the tenant is not entitled to any interest accrued from the security deposit funds. The funds must also be kept separate from any other account the landlord may have at the institution.

Once a lease has ended, the landlord must return part or all of the security deposit funds within 30 days of termination of the lease. There are a number of rules that landlords must follow to prove the funds from the security deposit were used properly to repair the property.

Tennessee Rental Application Fee

The state of Tennessee does not have a cap for rental application fees nor security deposits.

A landlord is also able to charge a security deposit and there is no state limit for how much a landlord may wish to charge for the deposit, however, the state does recommend capping it at one month of rent. The purpose of a security deposit is to allow the landlord to make any repairs to the property after the tenant leaves, or if a tenant breaks the agreement and the landlord must cover the cost of losing the income from the tenant until a new tenant can be found.
