What Is an Idaho Rental Application?

An Idaho Rental Application Form is a document that has to be filled in by an applicant who wants to become a tenant of an apartment or property rental. The completed form should be submitted to a rental property owner. It allows a landlord to determine the applicant that perfectly fits the qualifications to be accepted as a tenant.

A Rental Application Form from Idaho consists of the following sections:

  • Information about the property;
  • Terms of the tenancy, including its duration and start date;
  • Personal information of an applicant: their full name, current address, email, and phone number;
  • Housing references, including addresses and phone numbers of the previous tenant's landlord(s);
  • Information about household members who will be staying in the apartment;
  • The criminal history of the applicant and members of their household;
  • Information about the previous residence of the candidate and reasons for moving;
  • Income information of the filer and each household member, including wages, scholarships, regular payments from veteran's benefits, from a severance package or rental property. Earned income should be provided for household members 18 years or older.

Idaho Rental Application Fee

A rental application fee is charged by landlords or property managers to applicants who are interested in renting their apartment. The application fee covers the cost of the screening process associated with a background check of prospective tenants. It can also include checking their credit records, as well as their rental and criminal history. New rules of charging application fees were set by the Boise city council in January 2020. According to the ordinance, landlords can only accept application fees when their rental property is ready for occupancy.

A rental property owner should inform an applicant in writing about the amount of a rental application fee. Property owners have to explain how an application fee is used and provide a receipt to an applicant for any applications that are processed. Landlords may charge an application fee from each tenant who intends to rent their property and they have to do it within 10 days of receiving money from an applicant. Rental property owners of the state of Idaho are allowed to charge application fees that do not exceed the set limit of $30.
