How to Fill Out ID1 Form?

There are two sections in the Land Registry Form ID1. Section A is for the applicant (the seller, buyer, landlord, tenant, lender, borrower, etc.). Section B is for the individual who performs the certification. Follow these steps to complete Section A:

  1. Enter your title, full legal name, and birthdate.
  2. Indicate your current physical address and write down how long you have resided there. If you have lived somewhere else during the last five years, record your former address as well.
  3. List several telephone numbers (e.g., your home phone number, work phone number, and mobile phone number).
  4. State the type of application you are planning to file in the nearest future.
  5. Write down the property title's number if you have it. Indicate the location of the real estate in question.
  6. Confirm you have provided true and complete statements in the form. Sign and date the document.

Once the applicant has finished their part of the certificate, they can give it to the chosen verifier who prepares Section B. Here is how you need to certify the other person's identity using Form ID1:

  1. Tick the appropriate box to confirm you have known the applicant for two years.
  2. Select your status (if you are acting as a solicitor, notary public, lawyer residing in a foreign country, or another qualified lawyer).
  3. Write down your full name and the name of the organization that participates in the verification process. Certify you have examined the documentation presented to you by the applicant and you are willing to confirm their identity.
  4. Sign and date the document. Add your address. Indicate the number of your license or authorization if you have any.
  5. In case you work overseas in the United Kingdom armed forces, you need to fill out Section 2B. Add your name, confirm the identity of the applicant, record your address and passport number, sign and date the document.
  6. If you are working for the HM Land Registry, go straight to Section 2C. State your name, name of the office you represent, and finalize the certification with your signature and the actual date.
  7. Consult the checklist of documents that can be used as evidence of identity. You have to tick the appropriate boxes to show which documents you have personally examined - identification documents typically used or alternative options such as utility bills and mortgage statements. Add the numbers of these documents where needed.
  8. Attach the photograph of the applicant in the provided space after signing your name and adding the date on the back of the picture.

Who Can Verify ID1 Form?

To make sure your property-related application is reviewed by the authorities, you have to enclose a document that confirms your identity. It cannot be filled out by a random individual who knows you well - instead, you must reach out to a conveyancer, professional lawyer, or go to the Land Registry office and ask them to help you with identity verification. Note that the solicitor or notary public who completes the certificate can request an ID1 Form fee that may range between £30 and £150 and additional consultation fees. Before you give the documents to the verifier, make sure you are prepared to pay the amount they will ask for the certification.
