Form N9 Tenant's Notice to End the Tenancy - Ontario, Canada

What Is N9 Form?

Form N9, Tenant's Notice to End the Tenancy , is the document a tenant will need to complete to formally let their landlord know they will be moving out of the property. This will in turn give the landlord time to find a new tenant and inspect the property for any damages from the current tenant. This form is issued by the Social Justice Tribunals Ontario and was last updated April 1, 2022 . A fillable N9 Form is available for download below.

Form N9 Instructions

To complete Form N9 you will need to include the following information:

  1. Your name and the landlord's name. The address of the rental property.
  2. The last day you plan to reside at the property. You will need to give your landlord at least sixty days' notice before vacating the property, and it must coincide with the last day of the rental period (such as the last day of the month that has been paid for). As a tenant, you can move out of the premises before the sixty days have elapsed if you have requested an N9 Form from your landlord but have received no response from them and more than twenty-one days have passed. Or if the landlord gave you the form fewer than thirty days ago but you as the tenant did not sign it.
  3. You are able to give ten days' notice if your landlord has given you Form N12, Notice to End Your Tenancy Because the Landlord, a Purchaser or a Family Member Requires the Rental Unit or Form N13, Notice to End Your Tenancy Because the Landlord Wants to Demolish the Rental Unit, Repair it or Convert it to Another Use.
  4. All tenants must agree to be fully moved out of the property by the date given and will not have ownership rights to any items left behind after that date. Landlords may require a tenant to sign Form N9 before moving into a unit if they are a student attending a post-secondary institution where the landlord has a prearranged agreement with the institution, or a person living in the unit as part of a rehabilitative program where a specific timeline has been agreed upon for the tenant's duration at the property.
  5. Final print and signature section for the tenant or representative.
