What Is a Coconut Creek Building Permit?

This Coconut Creek Building Permit is an official document issued by the Broward County Building Department in the state of Florida. It is required to be filed before implementing any construction work within Coconut County, starting April 1, 2016 . The form is an addendum to the "Broward County Uniform Building Permit Application" (used both in Broward and Coconut Creek) and has to be completed and submitted with every building permit submittal to the Coconut Creek Building Department.

The purpose of this document is to obtain a permit for building work that meets the standards of laws regulating all types of construction work. For any special services regarding electrical or plumbing work, furnaces, boilers, water tanks, heaters, air conditioners, well installation or pools etc., separate permits are required. Failure to obtain a permit before implementing construction work may result in paying high fines for unauthorized improvements on the property. Permits are valid for 180 days from the issuance date.

This Building Permit Application Addendum is a supplement form required to go with the Broward County Uniform Building Permit Application for any construction in Coconut Creek, providing necessary information on the real property that will be undergoing construction work.

Besides contact and owner's name, and the contractor's identification information, the addendum provides detailed technical property specifications such as size, zoning, minimal elevation level, number of stories, units, bedrooms, and bathrooms, etc. It also provides necessary fire information such as construction size, hazardous materials, occupancy type, and live load, presence of fire alarms and sprinkler systems, etc.

Recorded NOC (Notice of Commencement, providing a plan review summary for work intended to be performed) as well as EPD (Broward County Environmental Protection Division) submittal/approval is required prior to the Building Department submittal.
