Grant Deed Form - Florida

A Florida Grant Deed is an instrument of conveyance to transfer property from one person or entity to another person or entity. It can be done if the deed is made in writing and is signed in the presence of two subscribing witnesses (689.01). For a grand deed to be recorded and therefore enforceable in Florida, it must be acknowledged by the party executing it. This can be confirmed by witnesses who subscribed to it, or legalized before foreign officials if the acknowledgment takes place outside the state or country (695.03). The grant deed will not be effectual in law or in equity against creditors or subsequent buyers for valuable consideration and without notice unless it was recorded in accordance with the Florida law (695.01).
