Grant Deed Form - New Mexico

A New Mexico Grant Deed can be used to document the transfer of ownership of real property from one individual or entity to another. A grant deed includes covenants that the grantor has not conveyed the same property to any person other than the grantor and that the estate is free from any encumbrances done, made, or suffered by the grantor. If a grantor has shifted ownership to two or more grantees, it creates a tenancy in common, unless a grant deed clearly states different (47-1-15). The New Mexico Statutes require all grant deeds to be signed by the grantor, their legal agent, or attorney (47-1-5).
