Grant Deed Form - Indiana

An Indiana Grant Deed is a legal document that can be used to convey real property from one person or entity to another. In Indiana, if the grantor conveys land (or interest in land) to two or more grantees it creates an estate in common unless otherwise stated in the grant deed (32-17-2-1). If an estate is conveyed to married individuals, then it creates a tenancy by the entirety unless stated differently in the deed (32-17-3-1). The Indiana Code requires a grant deed to be recorded, otherwise, the deed is not valid and effectual against any person other than the grantor, the grantor's heirs, and other individuals who have a notice of the conveyance (32-21-3-3).
