Gift Deed Form - Ohio

An Ohio Gift Deed is necessary when a person wants to donate or gift property or real estate to another party, with the understanding that the gift recipient will not be expected to pay for the gift. To avoid the deed being contested later in court, it is important to make sure all the language and agreements in the document are clear and unambiguous. When writing the gift deed, include a full description of the property, plus the chain of title and any restrictions related to the property. The deed will need to be signed in front of a notary or other authorized person and submitted to the local county auditor's office before being formally recorded at the recorder's office to ensure the tax information is correctly updated (Ohio Rev. Code Section 319.20).
