Gift Deed Form - Mississippi

A Mississippi Gift Deed is used when a person is transferring or gifting property or real estate to another individual or party, without an expectation of payment in return. In order for the gift deed to be deemed legally valid, the document must clearly dictate a complete legal description of the property, chain of title, any restrictions connected to the property, and be free of any unclear language that could later be contested in court. The gift deed will also need to contain a full and legal description of the property, including specific instructions for the location of the property (Miss. Code Ann. 89-5-33(3)), and any restrictions to the property. All documentation will need to be sent to the county recorder's office in the county where the property is located.
