Grant Deed Form - Mississippi

A Mississippi Grant Deed is used to convey real property between individuals or entities in the state. Grant deeds convey property from the grantor to the grantee, with the guarantee that the grantor has not previously sold the real property being conveyed to the grantee, and that the property is without any liens or encumbrances, except for those specified in the deed. A grant deed must be done in writing, signed by the grantor, and delivered to the grantee (89-1-3). The Mississippi Code requires the acknowledgment of the grant deeds to be certified by a competent officer (89-3-1). The acknowledgment must follow a certain form presented in section 89-3-7 Acknowledgment or proof necessary to recording.
