If an individual would like to transfer a title of ownership of their real property without offering a warranty of title, they can use an Alabama Quitclaim Deed. In this state, deeds are governed by the Code of Alabama and shall be recorded in the office of the judge of probate (§ 35-4-50). This type of legal document shall be written or printed, signed by the grantor or their authorized agent, and attested by a witness (§ 35-4-20). A quitclaim deed must include a statement that shows the name and the address of the individual who prepared it, otherwise, it will not be permitted for the recording (§ 35-4-110).
