New Construction Home Inspection Checklist - What to Include?

  1. If possible, have the inspection begin before the concrete for the foundation is poured.
    • This will allow the inspector to check for things such as drainage, elevation, plumbing and water line connections, the foundation formers and bracing, and cable structure systems;
    • In this step of the process, the inspector will be checking to make sure the foundation is laid properly since a poorly built foundation can be extremely costly later.
  2. Once the foundation has been properly set and cured, the framing of the house can begin and be inspected for the following:
    • The frame itself is soundly built, with the proper use of load-bearing beams and studs, and items such as nails, screws, and plates are used to connect the frame together;
    • Barriers to water seepage or risk of fire are installed;
    • Windows are properly installed and any thermal protective layers are included to reduce drafts;
    • All systems for plumbing, HVAC, and electrical are laid out and clearly marked for the next steps in the building process;
    • If the home includes a stairwell the inspector will also check that this has been safely installed.
  3. The last step in the inspection process is the final inspection once the home has been finished. Throughout the building process, the inspector will be conducting smaller, less formal checks, mostly to ensure proper building and safety measures are kept up. At the last inspection before the home is ready for move-in day the inspector will examine the following:
    • Ensuring that the ground is sloping away from the home, or proper drainage is installed so that the home is not at risk of flooding or areas with standing water;
    • All gutters and downspouts function properly and there are no areas of the roof where water can accumulate;
    • Similarly, checking the roof for any mislaid shingles and for any signs of water leakage into the attic;
    • Any siding and fencing has been installed properly and treated to protect from termites;
    • The driveway has been properly poured and cured;
    • Any additional structures such as sheds, gazebos, etc have been properly built with stable foundations;
    • A final assessment of the plumbing, electrical, HVAC, fire, and security systems;
    • All finishes, floors, cabinets, appliances, sinks, tubs, and showers are functional and ready for use.
