Grant Deed Form - Illinois

An Illinois Grant Deed is supposed to be used to shift ownership of real property in Illinois from a grantor to a grantee. This type of deed provides the grantee with less protection than a warranty deed, but more protection than a quitclaim deed. All of the Illinois Grant Deeds shall be prepared in writing and signed by the grantor (765 ILCS 5/1). According to the Illinois Statutes, a grant deed that individuals use to transfer land must include names of the grantor and the grantee (printed or typed), the description of the real estate that is the subject of the deed, the address of the real estate, and the date when the deed has been signed (765 ILCS 5/9).
