In an Illinois Quitclaim Deed , a grantor does not provide the grantee with a warranty that they own the property, therefore, it offers the grantee very little protection. If you decided to document your real estate conveyance with this kind of deed, make sure it is executed in writing and signed by a party from who the real estate is passing (765 ILCS 5/1). The Illinois Statutes contain a form of quitclaim deed which can be found in Section 765 ILCS 5/10. In compliance with this section, a deed shall include the name and the place of residence of the grantor, the name of the grantee, the amount of the consideration paid, the description, and the address of the real property that is being conveyed, and other details.
