Gift Deed Form - Wyoming

A Wyoming Gift Deed is used when a person is donating or gifting property or real estate to another individual or party, and does not expect to receive payment for the property in return. The gift deed will need to have clear and exact language since any opaque language can result in the deed being contested through the courts. To complete a gift deed, a full legal description of the property must be made, in addition to a record of the chain of title, and any outstanding restrictions related to the property. Wyoming also requires property transfers to have a Statement of Consideration form completed by the recipient of the gift (Wyo. Stat. Ann 34-1-142). To submit a gift deed, provide all of the necessary documentation with signatures from both parties, and send them to the local County Clerk's office where the property is located.
