If you intend to sell and buy the property free from easements and third parties' claims, consider completing a Montana Warranty Deed template - this document can be altered to suit the particulars of your transaction. The parties should transfer any expensive property in writing to make sure the former owner does not bear any responsibility for the property in question and the new owner's interests are protected. The Montana Code lists several rules the parties must follow to create a legally enforceable deed: identify the seller and the purchaser, add a short description of the item you transfer, and register the agreement with the county recorder.
