Special Warranty Deed Form - Maine

If you want to use a Maine Special Warranty Deed , you should keep in mind that such kind of deed only provides the grantee with warranties that the grantor actually owns the real property, and that there are no encumbrances arising from their ownership. Even though the Maine Revised Statutes does not contain a statutory form for a special warranty deed, it does not preclude individuals from using it. Your deed shall be duly acknowledged (33-203) and recorded in the county where the real property that is being transferred is set (33-201).
