Special Warranty Deed Form - Maryland

Use a Maryland Special Warranty Deed if you would like to transfer your real property to an individual (or an entity). Such a deed does not imply a clear title beyond your period of ownership of the real property you transfer. If you want to learn more about the effect of this type of deed, you can find its definition in Section 2-106 of the Maryland Code. To be sufficient in Maryland, a special warranty deed shall be properly executed, acknowledged, and recorded (3-101; 4-101; 4-204). It must also contain the names of the involved parties, and a description of the property that is effective enough to identify it, otherwise the recorder may reject it (4-101).
