What Is a Grant Deed in California?
A California Grant Deed Form is used to document the transfer of real property from a seller to a buyer in the state of California. This form is proof that the seller is the sole owner of the property being sold and no other party can make a legal claim to it.

How to Fill Out a California Grant Deed?
To fill out the California Grant Deed you will need to complete the following sections:
- The name and mailing address of the person or entity requesting the recording.
- Include the amount of tax that will be due at the time of transferring the property . If the property qualifies for any exemptions you will need to include the code for the exemption and an explanation of why it qualifies (for example if the property is for a religious institution or school).
- The full name of the current owner of the property and the name of the seller who will be the new owner of the property upon submission of the form.
- A brief description of the new owner of the property . For example, the title can be, "Joint Tenants, Community Property, Sole Tenant Through Right of Survivorship," and so on.
- The city and county where the property is located.
- Date and signature sections for both the seller of the property and the new owner, with names printed below the signatures.
- A Notary will also be required at the time the document is signed to confirm the document was signed by the people listed in the previous section . They will need to include the county where the document is signed, along with the date, the full name of the notary, and their signature at the bottom of the form. Note, the Notary is not responsible for ensuring that the claims made by the seller or buyer are legally valid or accurate.
When mailing this form, be sure to include all other necessary documentation for the transfer of the property, such as tax statements. Both the seller and the buyer should save a copy of this document for their records.
