Complete an Arkansas Special Warranty Deed if you want to convey your real property to an individual or an entity. This kind of deed offers the grantee protection with which they can be sure that the real property is clear from encumbrances arising from the period when it was owned by the grantor. The Code or Arkansas presumes that you convey your estate in fee simple, therefore, if you want to convey only a part of it you should specifically state it in your Special Warranty Deed (18-12-105). Don't forget to sign your deed in the presence of two witnesses, who are not involved in the deal, or acknowledge your deed in the presence of such witnesses who will then sign your deed (18-12-104).
