Special Warranty Deed Form - Georgia (United States)

Use a Georgia Special Warranty Deed if you want to transfer your real property to an individual (or an entity). This type of deed does not imply a clear title beyond your period of ownership of the real property you transfer. The Official Code of Georgia requires all deeds executed in the state to be prepared in writing and signed by the party that transfers the property (§ 44-5-30). After the deed was duly executed, it must be properly acknowledged (§ 44-2-15) and recorded in the office of the clerk of the superior court of the county where the land is located (§ 44-2-1).
