Special Warranty Deed Form - Oklahoma

If you are planning on selling your real property, you should look into using an Oklahoma Special Warranty Deed. This kind of deed offers the grantee more protection than a Quitclaim Deed, as the grantor will defend them from any claims made under (or through) their name. The Oklahoma Statutes designate that all deeds executed in this state be prepared in writing and signed by the grantor (16 O.S. § 4). According to the statutes, a special warranty deed shall be acknowledged before a notary public, county clerk, county judge, and other officials listed in Section 35 (Chapter 16). After the deed has been properly acknowledged it is entitled to be recorded in the county where the real estate is set (16 O.S. § 39a).
