Special Warranty Deed Form - North Carolina

A North Carolina Special Warranty Deed is a legal document that can be used when a grantor would like to sell their real property to a grantee and provide them with a warranty against anything that happened only during a period of their ownership. Even though the North Carolina General Statutes do not provide individuals with a statutory form for these kinds of deeds, it includes requirements that need to be met to be legitimate. Therefore, your special warranty deed in this state must be duly acknowledged before justices, judges, magistrates, and other officials named in section 47-1 and registered in the county where the real estate is located (47-18).
