Transfer on Death Deed Form - Minnesota

A Minnesota Transfer on Death Deed is a formal instrument that formalizes the property transfer with a certain condition: the original owner retains the property until their passing after which the beneficiary automatically becomes the new owner. Often called a Beneficiary Deed, this document will allow the grantee to avoid a lengthy probate process and protects the interests of the grantor who keeps their real or personal property until their death. Chapter 507 of the Minnesota Revised Statutes contains regulations the grantor must follow to execute the deed the right way: convey the title naming one or more beneficiaries, obtain a notary seal for your document, and register a copy of the deed with the local county recorder.
