What Is a Virginia Rental Application?

Rental property owners in Virginia should consider using a Virginia Rental Application form as a way to screen potential future tenants. This form is intended to see if a renter will hold themself to the terms of the lease agreement and make sure rent payments are submitted on time. A landlord can also request that each adult applicant completes a separate Virginia Rental Application to thoroughly ensure each candidate will be a good tenant.

Virginia Rental Application Fee

A landlord may charge a rental application fee of up to $50 for the Virginia Rental Application form and this fee is designed to cover the cost of background checks for each applicant. The purpose of the application fee is to allow the landlord to supplement the cost of a background check for each prospective tenant who completes the Virginia Rental Application.

In the state of Virginia, a landlord is also able to charge a security deposit and they are allowed to charge a maximum of two months' rent for the deposit. The purpose of a security deposit is to allow the landlord to make any repairs to the property after the tenant leaves, or if a tenant breaks the agreement and the landlord must cover the cost of losing the income from the tenant until a new tenant can be found.
