How to Write a Vacation Rental Agreement?

Here is how you can draft a simple Vacation Rental Agreement:

  1. State the names of the parties - you may add other personal details such as addresses or driver's license numbers to add an extra level of protection to your arrangement.
  2. Indicate the address of the property to be rented. While the main body of the contract may only include a simple description of the apartment or house, the landlord or property manager should prepare a list of all furniture and appliances that are being rented along with the real estate, preferably with pictures. Reference this list in the agreement once you enter a short description of the real estate. The tenant must read through the list, confirm they are accepting the real property in the condition presented in the photos, and sign the addendum.
  3. Write down the rental period - in most cases, the landlord asks the tenant to vacate the premises on the morning of the last day of the vacation. Talk to the other party and find out their preferences - they might want to be flexible and negotiate a different departure time which affects the duration of the agreement.
  4. Record the amount of the rent - generally, it is paid in full once the tenant moves in and the landlord helps them to settle in.
  5. List the house rules. There is no need to mention every single thing forbidden at the premises; however, at a minimum, you should mention whether the landlord allows smoking inside the house, the surrounding neighbors' right to quiet enjoyment during night hours, and permission or prohibition to bring guests and sublet the property to other people. It is highly recommended to specify the compensation for the damage the tenant might inflict on the property.
  6. Date and sign the document. There is no need to notarize the agreement or sign it in front of the witnesses or notary public since the contract price is not too excessive.
