What Is a Maryland Rental Application?

A Maryland Rental Application form is a legal document that a rental property owner uses to get fiscally responsible tenants to rent their property. The application contains a list of questions for the applicants, the answers to which allow landlords to choose the most appropriate person.

  • Non-relative references;
  • Additional questions that a landlord considers necessary to answer.

Maryland Rental Application Fee

Landlords use the Maryland Rental Application form to collect information about their prospective tenants which allows them to determine the best candidate. A renter has to pay a rental application fee when applying. If the Maryland Rental Application is prepared by a landlord who rents five or more units at one location and an application fee is charged, the rights and obligations of a renter should be explained there.

According to the law of the state of Maryland, landlords can require a rental application fee of $25 or less. If a landlord collected a fee exceeded $25, they have to explain the applicant in writing the expenditure of this money and return the amount that was not used to process a rental application . A landlord has to refund it within 15 days following the date of occupancy or after providing to the applicant written notification that another tenant has been chosen.

These demands do not concern landlords offering four or fewer rental units for rent at one location, or to seasonal rentals.
