Sublease Agreement Template - Tennessee

A Tennessee Sublease Agreement is a binding and enforceable contract prepared and signed by the tenant and the subtenant - the latter being a third party, a single individual or a person representing an organization, willing to replace the original tenant and fulfill their contractual obligations listed in the lease. In case you are leaving your house for a while or your business does not require you to rent a certain office space anymore, you can avoid spending money by finding a subtenant who will act as a new tenant and pay the rent to the landlord directly or with your help as an intermediary.

However, to create a valid sublease, you need to talk to your landlord or include the reference to the lease clause that allows you to sublet in the text of the sublease. Additionally, this contract should identify the parties, specify the duration of the deal (it may be shorter than the lease if the tenant plans to return soon), and explain who will assume the responsibility of paying for utilities and improvements to the property.
