Transfer the right to use the real estate you have been renting by drafting a Utah Sublease Agreement if you cannot terminate the lease right away. Even if you have a clause in the original lease that permits you to sublet the real estate you have used it is recommended to inform the landlord about your decision to re-rent the property to keep a trusting relationship with them.
Although the sublease means you will be replaced in the rental unit, you will remain responsible for the rent payments - if the subtenant fails to comply with the provisions set in the sublease, it is your duty to pay the landlord and only later settle your issues with the third party. The text of the new contract must contain the identification of the parties, the location of the residential or commercial property in question, the reference to the original agreement that confirms two documents are connected, the duration of the sublease, and the subtenant's consent to carry out the financial obligations of the original tenant - paying rent and handling utilities are among the most important.
