What Is a Comply or Quit Notice?

A Comply or Quit Notice is a document that can be used by a landlord when they want their tenant to comply with their Rental Agreement or vacate the premises. The purpose of the document is to notify the tenant that they have violated the signed Rental Agreement and if they will not stop they have a certain number of days to leave the property.

How to Write a Comply or Quit Notice?

Completing a Notice to Comply or Vacate is a straightforward process. Remember to include the following vital information:

  1. Information About the Parties. Designate who you're addressing in the first part of the document by stating the name of the tenant and their postal address. Include your own full name and postal address for identification purposes.
  2. Date. The notice should include the date when it was written which will validate that the content of the document is current and up to date.
  3. Introduction . Briefly remind the tenant they have signed a Rental Agreement that both of the parties have agreed to comply with. You can also include the address of the rental property in this section of the notification.
  4. Violation Details. This part of the document is supposed to provide the tenant with information about the violation they have made. It should state the circumstances of the issue, and which clauses of the rental agreement (and the applicable state law) have been violated. In addition to this, you should clearly state that the tenant has ten days to comply with the Rental Agreement, otherwise they must vacate the premises.
