Sublease Agreement Template - Georgia (United States)

If you rent the real property but cannot deal with the rental payments for a while or are moving to another location for a considerable amount of time, it may be a good idea to compose a Georgia Sublease Agreement. Generally, this document applies the same rules and obligations to the subtenant who replaces the original tenant as long as the landlord agrees to it. A right to sublet clause may be introduced by the lease or negotiated with the landlord later - the owner of the real estate may sign the sublease certifying their consent to let another person or entity occupy the rental unit.

The text of the sublease should include the names and addresses of the parties, mention the lease the sublease will be attached to, record the term of the sublease (it depends on the parties' wishes - the duration may equal the term of the lease or be shorter), describe the payment method (the tenant will act as an intermediary or the subtenant will send the money directly to the landlord), and specify which party is financially responsible for utilities and repairs.
