Bargain and Sale Deed Form - Minnesota

A Minnesota Bargain and Sale Deed is a formal legal instrument that lets the new owner of the property obtain all encumbrances and liens that come with the title while being unknown to the seller. Chapter 507 of the Minnesota Revised Statutes allows private citizens and corporations to transfer real estate without warranties, demands the seller to sign the deal in the presence of a notary public or other public offer who can acknowledge the free will of the owner, and obliges the parties to submit a copy of the deed with the local county recorder to make the information about the deed public and facilitate potential third parties' claims to property.
