Bargain and Sale Deed Form - Utah

Use a Utah Bargain and Sale Deed to transfer real estate ownership if the parties to the agreement agree the seller is not offering any warranties for the property title and the purchaser accepts the title with all possible defects and third parties' claims. Title 57 of the Utah Statutes obliges the counterparts to comply with its requirements so that the agreement is considered legally enforceable: any private individual or corporation is allowed to sign this deed as long as it is done before a public officer, the documentation must identify the parties and describe the real property, and the grantee has to register the contract with the local county recorder office.
