"Bargain and Sale Deed Form" - California

If you are planning to transfer the title to the real estate with all possible encumbrances and liens, fill out a California Bargain and Sale Deed Form. Widely used for estate sales and foreclosure actions, this agreement allows to change the name on the property title, assure the purchaser this transfer is exclusive, pass all existing property-related easements, and create joint ownership if there is more than one grantee. Note that in accordance with Section 1092 of the California Civil Code, the deed must contain a full description of the real estate, the actual date of signing, and a notary seal.
